House prices up by almost 12 percent in November

Existing owner-occupied dwellings were 11.9 percent more expensive in November 2024 than one year previously, on average. That is the largest increase in over two years. Prices were 0.8 percent higher in November than they were in October. This is clear from the price index for existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency (Kadaster).

House prices up by 0.9 percent on October

The price index for existing owner-occupied dwellings increased by 0.9 percent in November relative to October. House prices in the Netherlands reached a peak in July 2022 and after that declined for a year. Since June 2023, prices of owner-occupied dwellings have been increasing again. In November 2024, prices were 8.4 percent higher than at the previous peak in July 2022, on average.

More homes bought and sold in November

According to The Netherlands’ Cadastre, the total number of dwellings bought and sold recorded during the month of November stood at 17,973. That was 17.9 percent more than one year previously. In the first eleven months of this year, a total of 164,661 dwellings changed ownership. That was an increase of over 12 percent year on year and also slightly higher than the total for the whole of 2023.

In November, the average transaction price for an owner-occupied dwelling was 461,931 euros. However, it is not the transaction price but the price index that is used to determine price changes for existing owner-occupied dwellings. Unlike the price index, the average transaction price does not take into account differences in the quality of homes.
