It was the third quarter in a row in which we saw a positive year-on-year trend in the number of new-build dwellings sold. Prior to that, there had been six consecutive quarters with year-on-year decreases. The number of existing owner-occupied dwellings also went up: 47.9 thousand were sold in Q2 2024, or 7.7 percent more than in Q2 2023.

Price of new-build dwellings rising less steeply
The average price of a new-build home increased slightly, by 0.2 percent compared to one year earlier. This is according to the price index for new home sales, which corrects for the quality and type of new-build dwellings sold. The year-on-year average price increase for new-build dwellings has now been below 5 percent for four consecutive quarters. The average sale price for a new-build home in Q2 2024 was around 479 thousand euros.
The average price paid for existing owner-occupied homes, on the other hand, continue to go up, and the price index for existing owner-occupied dwellings rose for the fourth quarter in a row. The average price was 2.9 percent higher than in the previous quarter, and up by 8.6 percent compared to one year earlier. The average sale price for an existing owner-occupied home in Q2 2024 was over 441 thousand euros.
The total sale value of existing owner-occupied homes and new-build homes combined was over 24 billion euros.

House prices in the EU up by 2.9 percent on average
The price indexes for existing owner-occupied dwellings and new-build dwellings together showed an increase of 7.7 percent in the Netherlands compared to one year earlier. Eight other EU member states saw higher increases than the Netherlands. The largest increase was in Poland, where house prices rose by 17.7 percent. Across the EU, house prices rose by an average of 2.9 percent in Q2 2024.
