Q4 2023 saw a decline in sales of existing owner-occupied dwellings, with nearly 1.6 percent fewer transactions year on year. Transactions involving new-build and existing dwellings combined were almost at the same level as one year previously.

Prices of new-build owner-occupied dwellings increased year on year
In Q4 2023, the year-on-year price index for newly built owner-occupied dwellings went up by 3.0 percent, with an average transaction price of more than 502 thousand euros.The year-on-year price index for existing owner-occupied dwellings was 0.3 percent lower, with an average sales price of nearly 422 thousand euros.

House prices increased in most EU countries
In Q4 2023, house prices for both new-build and existing dwellings in the Netherlands were 0.1 percent higher than one year previously. House prices increased in 18 of the EU member states. In Poland they rose the most sharply by 13 percent, while in Luxembourg house prices fell the most sharply by over 14 percent. On average, house prices rose 0.2 percent in the EU.
