House prices over 4 percent lower in April

In April, owner-occupied dwellings (excluding new constructions) were on average 4.4 percent cheaper than in April 2022. In the previous month, the year-on-year decline was 2.3 percent. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency.

House prices declined further in April

Relative to March, the price index of existing owner-occupied dwellings decreased by 1.1 percent in April. House prices reached a low in June 2013; they followed an upward trend until August 2022. Since then, the price index has fallen almost continuously. In April, house prices were on average over 87 percent higher than during the low in June 2013. The average transaction price in April was 401,374 euros.

Fewer transactions in April

According to The Netherlands’ Cadastre, the total number of transactions recorded over the month of April stands at 12,816. This is almost 20 percent less than one year previously. In the first four months of this year, altogether 53,253 dwellings changed owners. This represents a decrease of over 11 percent relative to the same period in 2022.
