House price decrease in March

In March, owner-occupied dwellings (excluding new constructions) were on average 2.3 percent cheaper than in March 2022. In the previous month, the year-on-year decline was 0.8 percent. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency.

Lower house price index

Relative to February, the price index of existing owner-occupied dwellings decreased by 0.5 percent in March. House prices reached a low in June 2013; they followed an upward trend until August 2022. Since then, the price index has fallen almost continuously. In March, house prices were on average over 89 percent higher than during the low in June 2013. The average transaction price in March was 415 141 euros.

Fewer transactions

According to The Netherlands’ Cadastre, the total number of transactions recorded over the month of March stands at 15 453. This is 2.4 percent less than one year previously. In the first three months of this year, altogether 40 437 dwellings changed owners. This represents a decrease of almost 8 percent relative to the same period in 2022.
