House price increase over 20 percent in February

In February, owner-occupied dwellings (excluding new constructions) were on average 20.2 percent more expensive than in the same month last year. The price increase is slightly smaller than in the previous month, when the largest price increase (21.1 percent) was recorded since the start of the statistic in 1995. This is evident from price monitoring of existing owner-occupied dwellings by Statistics Netherlands (CBS) and The Netherlands’ Cadastre, Land Registry and Mapping Agency.

Surging house prices

House prices reached a low in June 2013; they have followed an upward trend since then. Compared to the low in June 2013, house prices were 91.7 percent higher on average in February.

Fewer transactions in February

According to The Netherlands’ Cadastre, the total number of transactions recorded over the month of February 2022 stood at 14,037. This is almost 17 percent lower than one year previously. In the first two months of this year, altogether 28,090 dwellings changed owners. This represents a decrease of over 32 percent relative to the same period in 2021.
